How much cash do you need to buy a home in NJ?

Total budget versus cash still due
The total cash budget includes costs already paid. Cash still due subtracts earnest money and the inspection or other paid costs you entered. Both amounts reflect allowed seller or lender credits. Costs and credits must be reconciled with your Closing Disclosure.
Prepaids are different from service fees
This calculator assumes a first-year insurance premium plus the selected insurance escrow months. Tax escrow and prorations are represented by the months you enter; actual closing-date adjustments can be different. Prepaid interest uses a 365-day basis; your lender may use another convention.
Who pays NJ transfer fees?
Under the current state rules, the seller is responsible for the Realty Transfer Fee and applicable Graduated Percent Fee. They are not automatically added to this buyer estimate. If your contract allocates a cost differently, enter it in other closing expenses.
This tool estimates a conventional purchase without special upfront mortgage insurance or funding fees. For cash purchases, set down payment to 100%, interest days and escrow months as appropriate; lender fees are automatically excluded.
